At Permit to Build, we guide you through the approval process with expert care and clear communication, making it simple to turn your building plans into reality.

Phase I

    Project Consultation

    A project manager will have a conversation with the client to learn about the project including performing a high level review of the parcel to determine any obvious constraints in zoning and presenting a proposal to the client for the project.

    Feasibility Report & Code Research

    A technician will research the client's parcel, zoning, jurisdiction, and geographic constraints to prepare a feasibility report for the client's proposed project. High slope areas, wetlands, parcel boundaries, setbacks, and other development information will be identified. The information prepared informs the owner of constraints laid out by the jurisdiction, and of potential additional consultants to retain. The client will receive a copy of the Feasibility Report when completed.

    AsBuilt

    A designer will come and take measurements in order to prepare a detailed CAD model of clients home. The CAD model will be used to develop remodel or addition plans. The customer will receive a copy of the As-Built plans and Elevations that are developed.

    Preliminary Architectural Site Plan

    A technician will draw the client's site using jurisdiction-provided GIS data, areal photography, and building measurements available from the As-Built. The site plan is not binding and is not prepared by a surveyor - it is architectural in nature but is necessary to determine the buildable envelope and properly report feasibility of the client's project.

Phase II

    Design Consultation

    A meeting with client to review Client's project. Review project constraints and goals. Plan-phase design.

    Construction Documents

    Final drafting and calculation of all the details and statistics required to submit a project for engineering and permit. Plans, sections, elevations, details, energy code, etc. reviewed. Once in this phase, changes may no longer be possible to accommodate, and any changes requested may incur a change fee or restart of the phase.

Phase III

  • Permit Administration

    The work required to gather the necessary applications, plans, documentation and submit to the Jurisdiction for permit.

Additional Experts We Can Connect You With

  • Civil Engineer

    As needed, Civil Engineering consultants are utilized to mitigate storm water, steep slopes, poor soils, and limited biological impacts on a site. They may further recommend biologists, traffic, and geotechnical engineers.

  • Structure Inspection

    As needed, a Structural inspection could be performed before construction depending on the project. This is to ensure all structural elements were meant before designing additional structures providing insurance and security for you the customer and allow our partners to preserve and uphold their reputation as architects and engineers.

  • Survey

    As needed, a licensed Surveyor will come out and locate real property boundaries, easements, and existing structures. The document they create is binding and governs the area available to the project.

    Required when the designer cannot reconcile available documentation against the Client's site, when the project appears to be in compliance but verification will assure that the project is ready to submit for permit, or when there appears to be conflict or other potentially serious property issues between the Client's and neighboring properties. The client will be notified if the designer finds a survey necessary and why it is necessary. Surveys are preferred over designer created site plans.
